East Vancouver Detached House Market
The East Vancouver Detached House market saw a 30% decrease in listings and sales over last month and a 17% increase in days on market. The price points of $900k and under performed very well last month with sales to active ratio over 50%. This market will continue to be in demand, and prices will inch upward, thank in part to Developers building luxury homes and owners adding laneway homes to their properties. There are still a lot of older, character homes (and older homes needing a thorough update) in East Vancouver, along with Vancouver Specials – if they’re well maintained, they’ll sell quickly. The neighbourhoods in demand remain Mount Pleasant, Main, Grandview, Fraser, Victoria and Knight (Cedar Cottage).

This 11 year old home home has 3 legal suites, space for 8 parking spots, 7 bedrooms and 5 bathrooms. Listed for $1,950,000, this home sold 2 months later for $1,850,000.
