The townhome and half duplex market in East Vancouver has a 20% sales to active ratio even with a 35% drop in sales over the previous month. The $600,000 to $700,000 market and $800,000 to $900,000 market are strong, clearly the result of people not yet being able to jump into the detached market, and the increase in attached homes being built by developers. The average price for a townhouse or half duplex is in the mid-$600,000’s, though you can expect half duplexes to be priced higher than townhouses.

One of the most expensive East Van half duplex sales was this 5 bedroom, 3 bathroom home was completely rebuilt in 2012 by Natural Balance Development. The home has 2400sqft over 2 levels with modern finishings like built in speakers, in floor radiant heat, Viking appliances and alarm system wired for cameras. This home is across from a park with tennis courts, and is only a few blocks from Main St. It was listed for $1,299,000 and sold 29 days later for $1,270,000.
