The East Van townhouse and half duplex market remained really busy last month, with a high 46% sales to active ratio and increasing average and median prices (to the low to mid $800k’s). Take a look at the difference over last year – October 2014 has double the number of listings and a similar number of sales, which is indicative of how the market has increased.
Of the sales in this category last month, townhouses had an average price of $724,808 (keep in mind there are 1 bedroom townhouses available which brings down the average) while duplexes had an average price of $1,001,983.

One of the most expensive half duplexes sold last month was this 2300sqft, 4 bed, 3 bath, 2007-built home in Mount Pleasant East. The unit has great interior finishings, a roof top deck with panoramic views and a single car garage. This unit was listed for $1,288,888 and sold a week later – in multiple offers – for $1,505,000.
One of the least expensive condos sold last month was this 2 bed, 2 bath condo in Fraserview, just off the river. The condo itself has two levels with 950sqft, and has been updated with some modern finishings including new cabinets and counters, heated bathroom floors, modern lighting and and built-in’s. Thanks to the River District Community coming in nearby, the area has been improving with newer shops and restaurants. Listed for $429,000, this unit sold 2 days later for $428,000.
