The East Vancouver townhouse and half duplex real estate market had a strong 38% sales to active ratio, with average and median prices in the low $700,000’s. Aside from the $300k to $400k price point, the most active markets were the units priced between $600k and $900k. The East Van townhouse market has seen a lot of new inventory in the boutique (think 25 units or less) townhouse developments like 626 Alexander, The Oxley, Cordovan and more. Expect more of these types of developments to hit the market as developers try to appeal to young families and people looking for more space.

The unit also offers a private rooftop deck, large ground floor patio and detached garage. Listed for $1,098,000, this unit sold in  days for $1,265,000.

One of the least expensive townhouses sold in Mount Pleasant was this townhouse unit in Brewery Creek, a 1904 built building converted into studio units. This 700sqft unit has 14’ ceilings with concrete floors, a large brick entryway, hanging loft and small outdoor space perfect for a few chairs and a BBQ. The unit does not come with parking, but street parking is available. Listed for $430,000, this unit sold for $420,000 two months later.
