The East Vancouver townhouse and half duplex market had 15% fewer listings and 13% fewer sales over August. Compared to 2014, this market has 40% fewer listings and 7% fewer sales. Average and median price have increased, though this market contains both townhouses and half duplexes, which are in two very different price points across East Vancouver, with townhouses in the low $300,000’s and large half duplexes going for over $1.5-million, which can skew the prices slightly. Overall, units in the $600,000 to $900,000 price bracket, with 3 bedrooms, were selling well. Close to half of the townhouses and half duplexes sold in September were built in 2008 or more recently, with a third of those built in 2014 or 2015.

Listed for $1,226,000, this home sold 28 days later for $1,200,000.
