REAL ESTATE ACTIVITY: EAST VANCOUVER TOWNHOMES AND HALF DUPLEXES

The East Van townhouse and half duplex market continues to be steady across the board. We saw a 23% sales to active ratio last month meaning there are lots of Buyers for all the homes for sale. Prices are steady compared to last year and last month, with the average and median prices landing in the low-$600,000’s. The most active market is the $500k to $600k market (likely where many new townhouse developments are priced).

One of the least expensive townhouses sold last month was this new development in Victoria – still under construction. The complex will have 22 townhouses ranging from small studio units to 2 bedroom units, all with modern finishings and a private entrance. This unit in particular was a 552 sqft 1 bedroom unit  with a parking stall and a storage locker. The location is pretty fantastic being nearby Commercial Drive and The East Village. The unit was listed for $269,900 and sold 2 days later for $269,900 (+GST).

One of the most expensive half duplexes sold last month was this unit at 510 East 7th Ave. It’s a 4 split level home with amazing views of the city and mountains from the top level. The home offers 2300sqft of living space with 4 bedrooms and 3.5 bathrooms. The home offers two different outdoor spaces including a roof top deck.  There is a single garage and lots of storage space throughout the home. Listed originally for $1,348,000, the price was dropped to $1,198,000, then it sold 52 days later for $1,170,000.
