The townhouse and half duplex market in Vancouver slowed last month, especially when compared to the previous month. The number of listings remained the same (at 53) but the number of sales dropped from 35 to 8. The average price increased from just over $800k to the mid-$900’s, though a lot of that is to do with fewer sales to consider in the average, where many of them were at a higher price point (i.e. it was more duplex sales than townhouses).
This half duplex and townhouse market in East Van will remain busy as Buyers move up from their 2 bedroom condos into larger 3 bedroom townhouses. There isn’t enough inventory to satisfy Buyers, and it still takes a long time to build new properties in Vancouver thanks to the City’s restrictions and slow approvals with regards to new developments.

Recent East Vancouver Half Duplex Sales
One of the most expensive half duplex sales last month was this 5 bed, 4 bath, 2000sqft unit off Main St and East 8th. This unit was built 2 years ago with modern amenities and features, and still has the remaining Developer’s warranty. The unit has a single garage off the back lane and living space across three floors (with three bedrooms on the top floor). Duplexes this large are rare in the city, which makes this a unique find. The unit was listed for $1,388,000 and sold a week later for $1,330,000.
One of the least expensive half duplex sales in East Van las month was this 2 bed, 2 bath, 1219sqft unit off Prior St in Strathcona. The unit has two large bedrooms, a ground floor patio space and roof top deck with views, along with a fully renovated kitchen and unique, livable floor plan. The unit is a back unit which means the noise from Prior is limited, but parking will be on the street. This unit was listed for $625,000 and sold a week later for $741,000.
