RENOVATING KITCHENS AND BATHROOMS IN EAST VAN HOMES

Are you looking to do a renovation soon? The National Kitchen and Bath Association (NKBA.org) could be a fantastic resource for ideas, tips, professional recommendations and more.

Renovations are a great idea for many reasons, they allow you to stay in the same home, while giving the interior a modern update (and in East Van, there are a lot of older homes that need it) and it’s a great way to add some value to your home when it comes time to sell.

Renovated Kitchens and Bathrooms are the easiest ways to add value to your home. They are both areas of the people where people want clean, modern spaces that are conducive to today’s lifestyle. They are large projects themselves, and many homeowners would rather buy a home with the completed renovations rather than take on the project themselves. If you’re someone who has the inspiration and drive to take on a reno (and I know I do) then good on you! Do your research, stay organized, embrace the design process and enjoy the end results!

RENOVATION COSTS

I found these two charts on NKBA.org that are a pretty close example of costs when it comes to renovations on Kitchens and Bathrooms. So many renovations go over budget that it’s always smart to stay on top of costs and potential problems.

These charts detail three different situations:

  • DIY’er: You do all the work yourself, and buy few new pieces, instead re-purposing what you already have – all the money will go towards materials and new pieces. Perhaps you’ll purchase some new faucets, door handles, countertops, toilets, etc. You’ll end up re-purposing cabinets (a coat of paint can go a long way), making windows coverings, and seeing where creativity can take you. This is best if you don’t have the budget for a full scale renovation, but want a new look to your space.
  • Handy Homeowner: You’ll do a much bigger renovations, but you’ll perform the work yourself. That could include installing new floors, re-tiling a bathroom, re-configuring the kitchen and more. You’ll have to source materials and do as much of the install as possible (though we always suggest using professional Plumbers, Electricians and other trades for big jobs). This is best if you are willing to take on the work yourself and want to save some money in the process. It’ll be stressful, but it’s a great learning experience.
  • Full Service: You hire a contractor to handle the entire renovation, and part of the cost will be paying this contractor and the other professionals to do the work. Though you’ll get to choose when it comes to the design, the lead will be sourcing materials, organizing trade workers to do the install, and will be handling all issues. This is best for those without much time to put forward or any experience in the industry.

I would suggest hiring a professional for large or expensive projects. A few extra thousand is worth it in the long run.
