This condo building at 1450 E 7th Ave (at Woodland Drive) is one of my favourites near Commercial Drive and in East Van itself.
The building was built in 1983 with 38 units in total. The building has completed a ton of major renewal projects, which is the reason why it’s one of my favourites. The projects that have been done recently include: a new hardi plank exterior rainscreen with warranty (2017), new European tilt and turn windows (2017), new metal roof (2017), new parkade membrane and new pipes (2008). The elevator is currently being done (as of the end of 2017) and the building has a Depreciation Report from 2016. There aren’t many buildings in East Van that have that long of a list of completed projects, which will give any prospective Buyer peace of mind.
The building allows 2 pets (cats and dogs). Rentals are restricted to 6 in the building at one time.
Units come with parking and storage lockers. There are shared laundry facilities in the building. Upper units have covered balconies, whereas ground floor units have nice patio spaces. The units take well to renovations to update the space, and rooms are well proportioned.
