Analyzing the East Van Townhome & Half Duplex Market Update
Vancouver East saw a drop in Median & Average pricing to the high $500k mark, with an increase in price per sqft leading to the conclusion that the total square footage is dropping (averaging around 1200sqft). That didn’t deter Buyers as there was a 180% increase in sales over August 2012. After a quick review of the listings that sold in August – half of them were built in 2012 or 2013. Townhomes and 1/2 duplexes are certainly trending upwards in East Van.
The least expensive East Van townhouse sale last month was just East of Kingsway at East 12th Ave. This home is a 665 sqft 1 bedroom townhome in East Van’s Uptown (in the Main district), a building completed in 2013. It was listed for $373k and sold 78 days later for $360k.
The most expensive half duplex sale in East Van last month was just east of Fraser and south of East 12 ave. Also built in 2013, this half duplex offered almost 1500sqft, with 3 bedrooms above the main level. High end finishings and a roof top deck and more outdoor space completed this home. It was listed for $888k and sold 10 days later for $887,850 (not including HST).
