Overall, the Vancouver East Condo market stayed fairly consistent with a slight drop in prices but a steady price per square foot. Almost every condo sale in Vancouver East was under $600,000, maintaining it’s affordability in the Vancouver Real Estate Market. Notice the increase in sales over December 2012 – interest and quality of product is gradually increasing in the Vancouver East Market, with no signs of stopping it. Downtown, Main, Mount Pleasant and Fraserview remain the hottest areas.

Recent Sales in East Vancouver Condos

One of the least expensive East Van Condo sale in December was a 1 bedroom, 1 bathroom 567 sqft unit in Hastings, near Vancouver Heights. It is a south facing ground level unit with some updates to the flooring and kitchen. The building was built in 1983, and will need some maintenance done in the next few years. The unit comes with one parking and one storage. It was listed for $179,900 and sold 4 days later for full asking price.

One of the most expensive East Van Condos sales was a really interesting Live/Work space at The Workshop (on Pender near Clark). This unit is 2600 sqft with 3 bedrooms and 2 bathrooms, though parts of the units are unauthorized (i.e. no city permits were gathered). With a separate street entrance, concrete floors and high ceilings, this is a good loft for an artist/business. The unit comes with parking and a storage locker. It was listed for $738,000 and sold 84 days later for $705,000.
