A Neighborhood Within Hastings East
Have you ever heard of Vancouver Heights? Well East of Main, and quite north of Hastings, this little pocket of East Van has the ocean (and train tracks) to the North, the PNE to the East and Commercial/Industrial East Van to the West. If you don’t live there, there hasn’t been much of a reason to head that direction, until now! The East Village/Hastings East scene is burgeoning with new restaurants, cool cafes, independent shops, lots of neighbourhood love, affordable real estate, and more.

Vancouver Heights is one of the oldest areas of East Vancouver thanks to it’s waterfront locale and proximity to what was some industry back in the day. These days, people are moving in for a few different reasons: affordable real estate, pretty great views of the port, water and mountains, proximity to a new neighbourhood and the Second Narrows Bridge (leading you to all that North Vancouver has to offer in hiking/biking/etc).

Let’s talk Real Estate: Vancouver Heights, located in the Hastings East district, is still considerably cheaper than other waterfront communities in Vancouver (like Kitsilano), and still cheaper than other East Van districts in Main and Mount Pleasant. Vancouver Heights offers quite a few chances to own a home or condo, with fantastic, unobstructed views thanks to the length of the area’s best road, Wall St, and the hilly nature of the rest of the area.
With an influx of new residents and interest, expect real estate in this area to increase in value and price. Some of the homes are in rough shape, but a good renovation can make them pretty wonderful. With the age of many of the homes, you’ll find some different styles and interesting floor plans.
Considering the condo market in Vancouver Heights, many of the building areolder, and require due diligence when it comes to ensuring the building has been maintained and cared for over the years. You’ll be hard pressed to find a condo that is built more recent than 1993, with most of them being built in the late 1970’s and 1980’s. There are a few newer townhome developments being built in the area. These townhomes will be family oriented, which is what a majority of the demographic will be. There are some good parks in the area – including the area around the PNE, Brighton Park and Burrard View Park.
The school catchment is DR AR Lord Elementary and Templeton Secondary.
Right now, the least expensive listings is a 1 bedroom condo listed at $184,000. A very typical condo in a not so fantastic building, this will be one of the cheaper units in Vancouver.
Whereas the most expensive listing is a beautiful home listed for $1,795,000. This is a 2500 sqft home sitting on a large 69′ x 138′ lot (which allows for a much bigger home if you’re looking to add more square footage). This home has phenomenal views of the water and mountains, and is arguably sitting on the best lot in the area, which also happens to be just a block to Burrard View Park.

Don’t let the numbers fool you, the average price of a home in this area is between $700,000 and $800,000, where 1 bedroom condos are typically below $350,000. Many of the homes are ripe for a renovation, which is what many of the newer residents have been doing. One of the area’s best-known residents is Omer Arbel, an award winning, Vancouver based, furniture and lighting designer. Using his keen eye, he renovated a home on Wall St which was later featured in Dwell Magazine (check out the photos!).
