The Real Estate Market for East Vancouver houses remains the most active market, with a strong 39% sales to active ratio indicating a Seller’s Market. This market is 28% busier now than it was at this time last year, even though there was more inventory. Prices have also increased about 12% since last year as well.
We still have a lot of Buyers looking for homes in East Van, and many of the good homes (in proper condition, in a good neighbourhood and priced right) go into multiple offers and sell quickly. A majority of homes are sold between $800,000 and $1.2-million. The further you go from the city centre, and the smaller the lot size is, the cheaper the houses get (as expected). The most in demand neighbourhoods in East Vancouver (based on sales ratio) are Grandview, Mount Pleasant, Fraser, Main and out to Victoria.
