The Real Estate Market for East Vancouver houses remains the most active market, with a strong 39% sales to active ratio indicating a Seller’s Market. This market is 28% busier now than it was at this time last year, even though there was more inventory. Prices have also increased about 12% since last year as well.

A majority of homes are sold between $800,000 and $1.2-million. The further you go from the city centre, and the smaller the lot size is, the cheaper the houses get (as expected). The most in demand neighbourhoods in East Vancouver (based on sales ratio) are Grandview, Mount Pleasant, Fraser, Main and out to Victoria.

The house needs some updating, but has great character elements. The house has great potential in the size of the land and future chance to subdivide and built a duplex. Listed for $1,750,000, this house sold a week later for $1,946,000.
