Mount Pleasant is a large neighbourhood located to the East of Downtown Vancouver. The boundaries of Mount Pleasant are the Hastings St. to the north, E 22nd Ave. to the south, Ontario St. to the west, and Clark Dr. to the east. Mount Pleasant covers a big area with quite a few distinctive communities, including some of Gastown, Chinatown, Strathcona, Cambie Village, and a few blocks just North of the Main District.

With such a big area, it’s easy to find a breadth of different real estate options in Mount Pleasant East. Most of the area offers East Van apartments and condos, with easy access to the Skytrain stations and downtown. Head to the Main district if you’re looking for houses. All of the restaurants and shops are found on Main St, Fraser St and Kingsway, with some parks and schools scattered in the area. Much of our “Best of East Van” list is found in the Mount Pleasant East area of town!

For first time home buyers and entry level apartments, you’ll be looking east of Main, between Terminal and East Broadway. The buildings are no bigger than 4 or 5 storeys tall and can still be quite affordable, depending on the quality of the building and the space itself. Due diligence is required here – ensure you’re buying into a well maintained building to lessen future building work and assessments.

Heading into a slightly more expensive condo market, you’ll find lots of options straddling Main St, which is the most vibrant area of Mount Pleasant East. There is a mix of older buildings and newer buildings. Take note that the older buildings will general have better floor plans, more square footage but perhaps not in suite laundry, while the newer buildings in the “South of Main” district (SOMA, around Kingsway and 12th) will have the nice amenities (gym, pool, common rooftop patio, etc.), open floor plans, more storey’s and that modern feel.

Condos get more expensive as they get bigger and newer – you’ll see some of the bigger (2 bedroom+) condos as well as some 3 bedroom units in the group of buildings across from Science World (generally built in the early 2000’s), supporting the idea that the closer you get to the city, the more expensive homes get.

Continuing up the price curve, you’ll start to see townhomes and half duplexes, many of which are located east of Fraser and in Strathcona (east of Chinatown), though as the City of Vancouver changes their zoning restrictions, you’ll start to see more and more multi family units.

At the top end of pricing in Mount Pleasant are the single family homes and luxury condo units (the penthouses with high sqft and fabulous views).

Gastown & Chinatown

The gentrification of Vancouver’s oldest neighbourhoods continues in Gastown and Chinatown, with new stores and restaurants opening constantly (pushing further east, and filling in some previously not ideal spots in Gastown and Chinatown). Lots of heritage conversions coming on the market in this area, as well as some new condos in Chinatown and heading East on Hastings. As expected, Chinatown is home to a large population of Chinese residents.

Strathcona

This inner-city neighbourhood is home to artist studios, traditional corner stores, both old and updated homes and a fine mix of native East Vancouverites and Young Families. Cambie Village

Though not quite in East Van, Cambie Village (just South of the Cambie Bridge) ranks high on the proximity scale. With quite a few condo buildings, lofts, and houses in the area, as well as the Olympic Village, a Canada Line station and lots of stores, this area of Mount Pleasant has a lot going for it. Home to City Hall and has the Vancouver General Hospital in the area.
