I viewed this unit with clients earlier in the week, and let me tell you, the photos do not do it justice. The unit feels much larger than it’s 945sqft, and even better, all the primary rooms are large. The kitchen has a lot of space to work, along with good counter space and lots of cupboards, the dining room currently holds a couple big bookcases, a piano and a table, so the new owners will have lots of room to play with a bigger table or other design ideas. The living room is large, and has the rounded windows – you could easily fit a large L couch. The balcony is off the living room, and that too is bigger than many condo balcony’s – you can fit a BBQ and a decent sized table and chairs. The balcony faces north, overlooking East 18th, which is a fairly quiet street. Both of the bedrooms are a good size, and can easily fit a queen size bed and other bedroom furniture, with the master having a walk through closet and ensuite bathroom. There is a storage room near the front door, that if organized correctly, can hold a lot of tools and gear. In suite laundry and a coat closet finish off the unit.
The unit has updated flooring throughout the unit, including tile in the kitchens and bathrooms. The cabinets and counter tops haven’t been updated (and don’t need to be), but a quick reno of the finishings would give the home a modern feel. The unit comes with 1 parking stall, but no storage locker. There is a large bike room.
The building itself is in good shape. It was built in 1993 and will have some age related maintenance items coming up, but nothing unexpected. New Buyers can take solace in the fact that the building was fully rainscreened back in 2002, and the building has a completed and available Depreciation Report. I’ve had the chance to take a look at the Depreciation Report and it’s more informative and better organized than most reports I’ve seen, which is such a positive for helping owners understand the report and also for ensuring the building is prepared financially for the future maintenance. The building shows some upcoming work on the exterior, and parking membrane (age related) but in the grand scheme of things, it’s a small cost for maintenance that can last years.
The location of Newport on Main St is great – sitting in the middle of the best part of Main St. You’re also across the street to a Shoppers Drug Mart, which is always useful to have close by, and being in Riley Park, you’re close to a lot of great amenities, parks and restaurants (Slickity Jim’s Chat n Chew and the Acorn are two of my favourites nearby).
