East Van Real Estate: Condo Update
The East Vancouver Condo Market was busy last month: 67% more sales than the previous month with prices holding steady. Average and median price are between $360,000 and $375,000 with the average price per sqft at a respectable $507/sqft (it would be $100/sqft more in Kitsilano!). The most active markets are the sub-$400,000 market and the $500,000 to $700,000 market (where you’ll find the two bedroom condos and newer buildings). Main, Downtown Vancouver East and Collingwood remain the neighbourhoods with the most sales, while Mount Pleasant East has the most options.
Recent East Van Condo Sales
One of the most expensive condos sold in East Van last month was a brand new unit in Collection 45 – a new development at East 8th and Broadway. This 1334 sqft, 2 bedroom, 2 bathroom unit has a wrap around deck and terrace, with mountain views from the inside and outside. The unit has modern finishings and 1 parking spot. It was listed for $899,900 and sold 7 days later for $901,100.
One of the least expensive condos sold in East Van last month was a 658sqft 1 bedroom condo in Hastings East! The unit needs some interior updates, but the building has recently finished a full rainscreen including new windows, balconies, exterior, elevator and lobby. The unit comes with parking and storage, and a large patio. This was a great deal. it was listed for $199,800 and sold 8 days later for $240,000.
